We invest in the Pacific Northwest, Colorado, Utah, and Minnesota, but will consider other central/western markets. We look to acquire office and flex/industrial properties as well as discounted mortgage note sales. We are well-capitalized and actively pursue value-add and stabilized opportunities with the goal of realizing attractive risk adjusted returns. We are proud of our track record of reliable closings. Since our inception in 1997, we have closed on every property that we have contracted to purchase, without a single “sale fail.” This track record of consistent performance has enabled us to win deals in a competitive sale process, in some cases even when our offer is lower than the competition.
We take a very hands-on approach and believe that tenant retention and satisfaction begin with attentive management. Our philosophy is to maintain our properties to the highest standard while maintaining optimal operational efficiencies, providing tenants with an amenity-rich environment. Accordingly, tenant retention is our highest priority.
We work closely with our existing tenants, as well as the local brokerage community, in each of the markets in which we operate. Where appropriate, we hire listing agents to market available space. With all of the principals of Felton Properties having extensive leasing backgrounds, our creative approach to leasing has yielded enhanced returns and value to our partners and investors.
